Thank you kindly for visiting my website and for wanting to learn more about what my Dorie Miller volunteer contributions have been since 2018, why I am running for a board position and why you should vote for me.
First I would like to thank the shareholders who voted for me the last time and thank you for believing in me.
After learning more about me and getting a better understanding about the Dorie Miller operation, you may want to vote for me and give me an opportunity to serve on the board of directors.
As a shareholder of a Corporation, we have the responsibility to vote, to guarantee that the shareholders best interest is represented by the board of directors. For those who have been living here long enough know, that this isn't always the case and falling into the foreclosure proceedings is a good example of that.
Here is information I would like to point out to the shareholders that speaks for itself. Since our new president took office, shareholders continue to experience non compliance with our By-laws. The board of directors is using the loophole in Article V. Section 2, Powers and Duties, quote " The Board of Directors shall have the powers and duties necessary for the administration of the affairs of the corporation and may do all such acts and things as are not by law or by these By-laws directed to be exercised and done by the members". This is all good if used in the best interest of the corporation and shareholders.
According to the NYS Attorney General's office Letitia James who is in charge of the Coops in NYC, a board of directors in a cooperative has two basic legal obligations:
A) It must exercise prudent business judgment in making decisions ( meaning in good faith, transparent and best interest for the corporation), just like any other corporate board. What it means is: (1) in good faith
(2) with the care that a reasonably prudent person would use, and
(3) with the reasonable belief that the director is acting in the best interests of the corporation
B) It must follow the co-op’s internal rules (as set forth in the bylaws, the proprietary lease, the certificate of incorporation and the house rules).
Non compliance by the Board of Directors:
1) no elections in 2022, taking away the rights from the shareholders to vote
2) Holding the 2023 annual election in January
3) no annual meeting minutes distributed to the shareholders since 2019
4) shareholders are being singled out
Under her leadership, along with the other two longest serving board members, together they have been consistently in non compliance with our By-laws. All the board members are in support, because nobody speaks on behalf of the violations. It has become their Dorie Miller legacy unfortunately.
My dear shareholders, you have a choice.
Do you want a board with a track record in violating our By-laws or do you want to elect somebody like me who is not part of this clique and has already proven how vital I was to safe Dorie MIller from falling into the foreclosure proceedings.
Do you want a board with a track record in violating our By-laws or do you want to elect somebody like me who's interest it is to protect the corporation from future foreseeable crisis.
You do have a choice and at the end of the day it's your decision what happens to your investment and standard of living. We have all seen what happened and our high maintenance and assessment bill is proof of it
Shareholders are asking me, Wolfgang who should I vote for in 2023, because I am not happy how things are going? No surprise, I tell them, I can only vote for those shareholders who have not violated our By-laws...
Everybody who is running again for board in 2023, including those board members who served under the prior president since 2017, they are all in non compliance with our By-Laws; sadly to report. Some of the most important non compliances with our bylaws are:
1) No election in 2022. Taking away our right to vote.
2) Any election according to the bylaws is to be held during the last Monday in March of each year. NOT January.
3) No annual shareholder meeting minutes since 2019.
4) Shareholders speaking up and are practicing freedom of speech and democracy like myself are singled out ... and much more.
WHAT IS YOUR CHOICE IN THE 2023 ELECTION?
It is very important for shareholders to vote for the right candidates, rather than vote for somebody because she or he is your friend, neighbor or family member. We have already seen how this lead us into foreclosure, because we trusted them. Look at the candidates objectively at what they actually do and not what they say.
- we haven't had a newsletter since February 2022
- Shareholders with internet only had to pay $20 more under the Spectrum bulk rate, including myself who had a better deal negotiated as a single shareholder. I was told that I should be happy to pay only $20 more a month. Who is the better negotiator when not all shareholders benefit from it as we were promised in the Spectrum advertisement?
- was there an announcement that we offer Commercial parking
- was there an announcement when and why a board member resigned after serving only a few months
- Seniors and the Board is using Roy Curtis Hall for meetings and parties, but shareholders wanting to hold a shareholders meeting are declined from using Roy Curtis Hall for meetings.
- The Annual meeting in 2023 is held on ZOOM online and why not in person when the board is having a party in person. Not every member has internet access or the technical know how in attending a Zoom meeting. The board choose a Zoom meeting over a space where shareholders can physically attend. We can have a New Years Eve party at Roy Curtis Hall but no in person 2023 Annual meeting.
Shareholders need to pay closer attention on what the board is doing.
Here are some reasons why you should vote for me.
- Because of my 35+ years experience in corporate and not for profit sector
- my leadership role in reporting information to the shareholders like this post you are reading
- my many contributions as a Dorie Miller shareholders organizer since 2018
- my role as the founder of the Team Legacy committee, which already produced six board members and three more are running for board in 2023
- and most of all, I was vital in saving Dorie Miller Housing from falling into foreclosure for providing the infrastructure to the Team Legacy to make it happen.
- Lets not forget the many sacrifices I made on behalf of all the shareholders since 2018, including the abuse of power by board members and others as an outspoken leader.
The reason I am running for a board position in 2023 is mainly because I want to focus on five policy issues that concern me the most the shareholders can benefit from:
1) Dorie Miller By-laws changes. Closing loopholes
2) policy change to guarantee the board is in compliance with our By-laws
3) policy to hold board members accountable for their actions
4) policies that guarantees that all shareholders are treated equally with dignity and respect and protected from the abuse of power
5) conduct a study on why so many Black families are moving out from a location that once was one of the few places in Queens history, where Black families could move to. I predict that in 10 years the Black families are going to be in a minority at Dorie Miller. How did we get to this point my dear shareholders and who is/was in charge? Was that the idea of the founding members?
Vote For Wolfgang Busch in 2023
Even though I may be looked at as a Dorie Miller “outsider” by some shareholders, because of the color of my skin, for decades I have been working with the Black community going back to the late 1970s, when I was still living in Germany. Being an outsider can be very helpful to a community, because I have a "neutral" perspective and an objective approach of doing business. There is no conflict of interest in my decision making and as a board member I can not be manipulated and corrupted.
As a spiritually guided human being, I look at life from an authentic, human, cultural, historic and professional perspective. I believe in organic and natural progressions and I block any outside forces wanting to interfere with that process.
By-law review and Policy changes
I am committed to review our By-laws and Policies together with the shareholders and close the loopholes that got us into the Foreclosure proceedings.
Review the By-law policies to guarantee that the shareholders are protected from the abuse of power by the board of directors and hold them and anybody else in support of it, finally accountable for their actions.
Changing management and counsel policy, to make it mandatory that they inform and protect the shareholders from the Board of Directors By-law violations, rather than standing by, speak on the boards behalf. Is standing by and doing nothing in the best interest of the shareholders? You decide.
Evaluate the staff and property management policies together with the shareholders to improve the quality of life for friendliness, work ethics and sufficiency.
Shareholders Union
a shareholders union is vital in running a successful Corporation. The Team Legacy operated very much like a Union. Organizing a union is no different to me than organizing the Team Legacy committee. The accomplishments of Team Legacy under my directions are proof on how productive and effective a shareholders committee can be, when shareholders come together as a collective with common interest. A Shareholders Union is the best thing that can happen for Dorie Miller Housing in 2023. WHO IS ON BOARD OF FOUNDING A UNION WITH ME?
I am committed to provide an infrastructure for a Shareholders Union that operates independently from the board of directors. The purpose is to monitor the boards decision making and to get shareholders actively involved in the Corporations decision making through policy making and petitions.
What could the Union do for the shareholders?
For example: Upon shareholders request, together we can schedule a special meeting to identify who and why we were falling into the Foreclosure proceedings and if need be, hold those accountable who were responsible for it. If shareholders decide they want to organize a lawsuit to hold board members and others accountable for the Foreclosure proceedings, I have valuable information I can share with you from a Forensic Accountant, which was hired by the Team Legacy. Shareholders Survey 2018
Team Legacy released a shareholders survey in 2018. I want to revisit this survey where 70 of the participating shareholders made it clear what changes they would like to see done by the board, including: 94% of the shareholders want a 2 time term limit serving on the board; 85% of the shareholders want a direct communication line with the board; 39% of the shareholders disapproved of our maintenance staff, link to survey, ( https://dmsurvey2018.blogspot.com/ ). We still have 5 board members who actually produced and published that 2018 survey, but have not been able to give the shareholders what they want, even though they have a majority on the board.
Emergency Broadband Benefit (EBB)
The government pays qualifying shareholders $30 a month towards their internet charges. I have already signed up for this program and I pay $20 a month for internet only. It would be my pleasure to guide the qualifying shareholders on how to apply for the EBB program. I suggested the EBB program to the president, board members and property management if they would inform the shareholders. Unfortunately it was declined and shareholders who are struggling to meet their monthly financial obligations lost out. I don't understand why the board, after bringing it to their attention didn't introduce the EBB to the shareholders, especially when we are facing a financial crisis. Look at what the board does, not what they say.
My Dorie Miller Contributions since August 2018
Before I got actively involved here, I studied in detail the DM History, By-Laws, House Rules and Operations
- I was the Team Legacy committee founder, co-chair and administrator
- For one and a half years, I provided a safe place for the Team Legacy committee to met at our apartment in Unit 4
- During this time, I was providing the Team Legacy committee with new ideas, vision, leadership and counseling
- I was producing the flyer campaigns and exposed the Lien against our property and the Financial crisis
- co-produced and evaluated the 2018 Shareholders Survey
- Scouted out and raised $1,000 to hire the lawyer Marc Schneider to counsel the Team Legacy through the 2019 annual meeting at the school. At that meeting, the quorum a shareholder made a motion to remove the president, but our counsel denied us from doing that. Pay attention to what they do and not what they say.
- I donated $100 to hire Kevin McConnel, the lawyer who was hired by Team Legacy, to guide us through the special meeting process to remove board members, which we did in a landslide.
- At the 2019 annual meeting and at the 2020 special meeting elections, I was vital in changing Dorie Miller Housing board members, who were responsible for the Foreclosure proceedings
- As a "Go To Person" I am counseling shareholders on personal and Dorie Miller business matters
- I volunteered much of my time and shared food for Unit 4 shareholders
These are some of my contributions as a shareholder and volunteer at Dorie Miller and I hope it is appreciated what I have done, because the people that started the empowerment movement and are responsible for saving Dorie Miller from falling into foreclosure remain unnoticed and unknown to the shareholders. I want to make sure that the 20 shareholders who founded the empowerment movement are recognized and respectfully honored.
Wolfgang Busch Community Background Information
In May 2018, I moved with my partner to Dorie Miller Housing and was aware of the financial problems. I was hoping by moving here, I would be able to help the community to get out of the financial crisis; and I did my part.
I have been supporting the Black community for more than four decades. In return, I have been supported by the Black community, including the Harlem Arts Council, Harlem Film Festival, Amsterdam News, the Harlem Ballroom community, C. Virginia Field and Tony award winner Melba Moore. Today I am still active as the treasurer for the Kevin Omni Burial Fund to help members from the Ballroom community to make payments towards their funeral costs. I also sponsor "Houses" and make donations every year since 2006.

Since the mid 1980s, I have been very active in New York City community work by volunteering time for which I received many awards, honors and recognitions, including...
- The Martin Luther King Jr. “Keep The Dream Alive” Humanitarian award for representing the Black community worldwide since the late 80’s. See picture below.
- Communicator Award for the Sister City Baseball Youth Program, sponsored by the United Nations and the NYC Mayor’s office
- I was inducted into the LGBT Music Hall of Fame and my company Art From The Heart Films was inducted into the Queens Hall of Fame for Best LGBT Company for six consecutive years in a row.
- My Humanitarian awards are from the Berlin Film Festival, the Ballroom community and from Jimi Holloway Productions.
- Letters of support include: The White House, State Senator Tom Duane, Manhattan Borough President C. Virginia Field and NYC Counsel Speaker Christine Quinn, to name a few.
In closing
Even though people took down my candidate posted twice in Unit 4, I am always looking for opportunities on how we can improve the quality of life at Dorie Miller.
Here are two examples of what I am doing for the community as a shareholder, resident and volunteer at this time. I don't have to be a board member to make positive changes and so can you.

If elected, I hope I can inspire and motivate members from our community again to become more involved in community affairs and want to volunteer some time for the greater unselfish good.
If elected, I would like to encourage shareholders to organize open discussion meetings on a monthly basis, including organizing a shareholders union, because it is imperative in running a corporation successfully.

The government pays qualifying shareholders $30 a month towards their internet charges. I have already signed up for this program and I pay $20 a month for internet only. It would be my pleasure to guide the qualifying shareholders on how to apply for the EBB program. I suggested the EBB program to the president, board members and property management if they would inform the shareholders. Unfortunately it was declined and shareholders who are struggling to meet their monthly financial obligations lost out. I don't understand why the board, after bringing it to their attention didn't introduce the EBB to the shareholders, especially when we are facing a financial crisis. Look at what the board does, not what they say.
My Dorie Miller Contributions since August 2018
Before I got actively involved here, I studied in detail the DM History, By-Laws, House Rules and Operations
- I was the Team Legacy committee founder, co-chair and administrator
- For one and a half years, I provided a safe place for the Team Legacy committee to met at our apartment in Unit 4
- During this time, I was providing the Team Legacy committee with new ideas, vision, leadership and counseling
- I was producing the flyer campaigns and exposed the Lien against our property and the Financial crisis
- co-produced and evaluated the 2018 Shareholders Survey
- Scouted out and raised $1,000 to hire the lawyer Marc Schneider to counsel the Team Legacy through the 2019 annual meeting at the school. At that meeting, the quorum a shareholder made a motion to remove the president, but our counsel denied us from doing that. Pay attention to what they do and not what they say.
- I donated $100 to hire Kevin McConnel, the lawyer who was hired by Team Legacy, to guide us through the special meeting process to remove board members, which we did in a landslide.
- At the 2019 annual meeting and at the 2020 special meeting elections, I was vital in changing Dorie Miller Housing board members, who were responsible for the Foreclosure proceedings
- As a "Go To Person" I am counseling shareholders on personal and Dorie Miller business matters
- I volunteered much of my time and shared food for Unit 4 shareholders
These are some of my contributions as a shareholder and volunteer at Dorie Miller and I hope it is appreciated what I have done, because the people that started the empowerment movement and are responsible for saving Dorie Miller from falling into foreclosure remain unnoticed and unknown to the shareholders. I want to make sure that the 20 shareholders who founded the empowerment movement are recognized and respectfully honored.
Wolfgang Busch Community Background Information
In May 2018, I moved with my partner to Dorie Miller Housing and was aware of the financial problems. I was hoping by moving here, I would be able to help the community to get out of the financial crisis; and I did my part.
I have been supporting the Black community for more than four decades. In return, I have been supported by the Black community, including the Harlem Arts Council, Harlem Film Festival, Amsterdam News, the Harlem Ballroom community, C. Virginia Field and Tony award winner Melba Moore. Today I am still active as the treasurer for the Kevin Omni Burial Fund to help members from the Ballroom community to make payments towards their funeral costs. I also sponsor "Houses" and make donations every year since 2006.

Since the mid 1980s, I have been very active in New York City community work by volunteering time for which I received many awards, honors and recognitions, including...
- The Martin Luther King Jr. “Keep The Dream Alive” Humanitarian award for representing the Black community worldwide since the late 80’s. See picture below.
- Communicator Award for the Sister City Baseball Youth Program, sponsored by the United Nations and the NYC Mayor’s office
- I was inducted into the LGBT Music Hall of Fame and my company Art From The Heart Films was inducted into the Queens Hall of Fame for Best LGBT Company for six consecutive years in a row.
- My Humanitarian awards are from the Berlin Film Festival, the Ballroom community and from Jimi Holloway Productions.
- Letters of support include: The White House, State Senator Tom Duane, Manhattan Borough President C. Virginia Field and NYC Counsel Speaker Christine Quinn, to name a few.
In closing
Even though people took down my candidate posted twice in Unit 4, I am always looking for opportunities on how we can improve the quality of life at Dorie Miller.
Here are two examples of what I am doing for the community as a shareholder, resident and volunteer at this time. I don't have to be a board member to make positive changes and so can you.

If elected, I hope I can inspire and motivate members from our community again to become more involved in community affairs and want to volunteer some time for the greater unselfish good.
If elected, I would like to encourage shareholders to organize open discussion meetings on a monthly basis, including organizing a shareholders union, because it is imperative in running a corporation successfully.
I am committed to continue my legacy at Dorie Miller either as a board member or Team Legacy co-chair and naturally I would like to continue this conversation with you.
